Valuation

The Buy to Let industry has introduced numerous first time Landlords into the market giving tenants more choice now than they had historically.

There are clear limits to what tenants are willing to pay for particular types of accommodation in the local area. During our inspection we can advise you on how to attract tenants to your property and how to maximise your rental income and minimise void periods.

Legal Requirements

We can give you an overview of the requirements specific to your property and organise for qualified contractors to provide documentation on your behalf where appropriate.

Furnished or Unfurnished

Legislation may govern the suitability of soft furnishings but we can recommend, based on experience, what to leave at the property or what you may need to purchase in addition to secure a let sooner.

Types of Service

We can tailor-make our service to suit your needs from simply finding tenants to managing your home completely in your absence as though you were looking after it yourself.

Marketing

We believe that good quality marketing and advertising is essential in letting any property and therefore we take good quality colour photographs of the exterior and interior for local and nationwide internet advertising.

Accompanied viewings

When a tenant expresses an interest in viewing a property we check their status and financial position prior to bringing them along to view. This saves time in the long run and maintains quality control.

Deposit

We continue to market the property until a suitable tenant is found and a deposit is paid. This is non refundable to ensure the prospective tenant is committed to moving in within 28 days. The dilapidations deposit paid upon signing the tenancy is held under the National Association of Estate Agents deposit scheme rules.

Referencing

As this is the most critical part of the process we employ an expert agency to act as an independent referencing body determining the suitability of the tenants. We can also offer you a vast range of insurance backed products including Rent Guarantee.

Contracts

These are Assured Shorthold Tenancy Agreements for a fixed period of either six or twelve months.

Services

The tenant will be responsible for the Gas, Electricity, Telephone, Water rates and Council Tax. It is advisable to contact the suppliers in advance of the moving in date.

Moving in

Once the tenancy agreements have been signed and witnessed and the balance of monies are paid we will hand over the keys to the property.
