We allocate one hour for appointments during which we will discuss the Market value of your property, the services we can provide to suit your specific circumstances and we can tell you exactly how much everything will cost you. No Sale No Fee Upon receiving your formal instructions we commence marketing for you being paid only on results. Marketing We will provide a good quality pictorial representation of your home with interior and exterior colour photographs set out in a prominent window display and on the property brochures, which include colour floor plans. We offer local newspaper advertising as well as Internet advertising on our own website and all the major property portals including findaproperty.co.uk, propertyfinder.com, primelocation.com, fish4homes.co.uk and the Evening Standard website homes & property.co.uk A distinctive For Sale board can also be erected to generate additional enquiries. Applicant contact Applicants on our database receive automatic updates when a new property becomes available by email or SMS text message to secure their immediate interest. We then follow them up by telephone to maximise the number of viewers. Vendor contact We will update you with regards to the response to your property and the market conditions on a regular basis with specific feedback from viewers after each appointment. Viewings We are happy to accompany all applicants when viewing to ensure your security and to enable us to gain immediate feedback on your behalf. Offers We have a duty to inform Vendors of all offers having qualified the status of the applicant and their ability to proceed including their financial position. We can advise on the suitability of each offer, as it is not uncommon for us to receive multiple offers. Sale Agreed You can appoint a solicitor to carry out preliminary work prior to finding a buyer to save time later on but once a sale is agreed you need to instruct the solicitor to commence the conveyancing process. We can provide conveyancing quotes upon request. We are also linked to Independent Financial Advisers who can assist you if you have a related purchase. Survey We would expect your purchaser to have a survey instructed within 14 days with the mortgage offer following shortly afterwards. Conveyancing You will simply be required to answer any questions the purchaser’s solicitors may ask and to provide a list of the fixtures and fittings that will be remaining at the property. Exchange of Contracts Your solicitor will report to you with the contracts for signature. In order to effect the exchange a completion date must be agreed and a deposit paid by the purchaser. Completion This is the day when you physically move, hand over the keys and the balance of the purchase price is paid to you.
