All charges include VAT at the prevailing rate of 20%, but are subject to change should the VAT rate increase. We reserve the right to amend our fees if we give you reasonable prior notice.

Holding fee: this reserves the property, cancelling all other viewings whist we agree terms with the Landlord. This £200.00 fee is non-refundable, unless we cannot agree terms, in which case it is returned to you. Should you later withdraw or the transaction is aborted due to poor references or false information, the holding fee is non-refundable. Once terms are agreed the fee forms part of the security deposit, which is held throughout the term of the tenancy.

Tenant(s) fees: £150.00 including VAT administration fee per tenant (Not applicable if under 18 years of age).

This fee also includes referencing and Right to Rent check.

Guarantor referencing fee: £60.00 including VAT per application.

Inventory Check-out fee: £120.00 including VAT per tenancy.

Prior to the commencement of the tenancy you will be required to pay in cleared funds one month’s rent in advance, plus one month’s security deposit. As previously stated the holding fee of £200.00 is added to the security deposit and registered with an approved deposit scheme.

All deposits held by us for assured short hold tenancy will be registered and protected with the Despot Protection Service (DPS).

Should you wish to amend the terms of the tenancy agreement once it has started and with the agreement of your landlord, a new tenancy can be drawn up at a cost of £180.00 including VAT.

Your landlord does not have to agree to changing any of the named tenants during the tenancy term. However he/she may agree to do so subject to you reimbursing him/her for any financial loss he/she might suffer as a result of ending one tenancy early and creating a new tenancy.

Administration fee for proposed new tenant £150.00 including VAT.

As above. Re-registration of deposit with The Deposit Protection Service £60.00 including VAT.
