TENANT FEE INFORMATION
Applicable to Assured Periodic Tenancies in England from 1 May 2026
Under the Tenant Fees Act 2019 and the Renters’ Rights Act 2025, landlords and letting agents may only charge tenants certain permitted payments.
Holding Deposit
Capped at one week’s rent
A holding deposit may be requested to reserve a property. This may be retained if a tenant or relevant person (including any guarantor):
- withdraws from the tenancy application;
- fails a Right to Rent check;
- provides false or misleading information which materially affects their suitability to rent the property; or
- fails to take all reasonable steps to enter into the tenancy agreement within 15 calendar days (or another agreed deadline).
Any holding deposit paid will be offset against the first month’s rent or tenancy deposit, unless retained in accordance with the above circumstances.
Tenancy Deposit
Capped at 5 weeks’ rent where the annual rent is below £50,000, or 6 weeks’ rent where the annual rent is £50,000 or above
The tenancy deposit is held as security against damage, cleaning, unpaid rent, or breaches of the tenancy agreement during the tenancy.
Late Payment of Rent
Interest may be charged on unpaid rent at 3% above the Bank of England Base Rate from the date the rent becomes overdue until payment is made in full.
No interest will be charged unless the rent is more than 14 days overdue.
Lost Keys or Security Devices
Tenants are responsible for the actual cost of replacing lost keys, key fobs, access cards, or other security devices.
Where replacement locks are required, tenants may also be charged the actual cost of the locksmith, replacement locks, and replacement keys for all relevant parties.
Changes to the Tenancy Agreement
£50.00 (inclusive of VAT) per agreed variation, assignment or novation
This charge covers the reasonable costs associated with making changes to the tenancy agreement, including preparing and executing updated legal documents.
If the landlord’s reasonable costs are higher than £50.00, evidence of those costs will be provided before any additional charge is made.
Early Termination Requested by the Tenant
Tenants may end an assured periodic tenancy by giving the required notice in accordance with their tenancy agreement and current legislation.
Where a tenant requests to leave before the end of any agreed minimum term or contractual commitment, they may remain liable for the landlord’s reasonable costs incurred as a result of the early termination, together with any rent due until the tenancy legally ends.
Utilities and Other Payments
Unless otherwise agreed, tenants remain responsible for:
- Council Tax
- Gas
- Electricity
- Water and sewerage charges
- Broadband and telephone services
- TV licence

Important Information
From 1 May 2026, Assured Shorthold Tenancies (ASTs) in England have been replaced by Assured Periodic Tenancies under the Renters’ Rights Act 2025.
